His company is one of the leading installers of electric vehicle charging stations in the Lower Mainland

Ross

Taylor Ross, 29

FOUNDER AND CEO
TDR ELECTRIC

Life Story: Some people contemplate for years about what they’ll do after high school. The day he graduated, Taylor Ross got a call from a family friend who owned an electrical company. He started work the following Monday. The Pemberton native then spent some time in the North, plying his trade in places like Fort McMurray, Tumbler Ridge and Fort Nelson after completing an electrical apprenticeship at Thompson Rivers University. It wasn’t long before he got the itch to launch his own business. “I just started building a website, kind of developing it, and when I came home I would work some smaller jobs out of the back of my truck,” Ross recalls. “One day I just decided to go for it and quit.”

Bottom Line: That was in August 2015. Since then, Vancouver-based TDR Electric has grown to 19 employees and five service vans that roam the Lower Mainland. The company did more than $2 million in sales last year and has made a dent in the electric vehicle market: it’s one of Tesla’s top partners in the region for charging station installations.

Renovation Budgeting Doesn’t Have To Be Hard

There are lots of reasons why you might be taking on a renovation – increase your livable space or update the look and feel of your home.  No matter what the reason you will want to get the most out of your renovation budget and add value to your home.

Baskimage-6085.jpg

As you start thinking about your renovation and what you want to accomplish you will need to understand two main things how much is what I want going to cost? And do I have enough money to pay for it?  As a result of TV renovation programs most people don’t understand how much a renovation will cost and tend not to budget enough for everything on their wish list.

When budgeting for any type of renovation it is important to keep these 7 tips in mind.

Tip #1: Decide what you want to accomplish

Canva - Question Mark Illustration.jpg

The first step in any renovation is being clear on what you want to accomplish.  Take some time to think about how you use the space – what is working for you and what isn’t working.  Do you need more prep space in your new kitchen?  Do you need to be able to seat 12 for family dinners?  The clearer you are from the get go on what you want will help lead the design and renovation.  Understand your design style and find inspiration on Pinterest and magazines.

When developing the scope of the renovation project it is important to understand what your “must haves” are and what the “nice to have” items are. Inevitably our eyes are larger than our renovation budget, and having a clear idea on what is a need and what is a want will help you work within your budget.  Your designer can help you find compromises on those nice to have items which still maintain the look you are going for but at a price point that will work within your budget.

Tip #2: Have a plan and stick to it

Canva - House Floor Plan on Paper.jpg

One of the best ways to get the most value from your renovation project is to hire a designer.  Their expertise can help you with solutions on how to make the space function better and achieve the look you want to ensure all elements work together.  You can expect to pay 5-8% of your total renovation budget on design services – which can include anything from developing the layout of the space to picking finishes.

The planning stage of any renovation is crucial as it allows you to determine where and how you are going to spend your budget.  A designer helps to ensure you are spending the budget in the right places for the home and the neighbourhood you are living in.  The plan helps to ensure you are spending your budget in the right places and to protect your renovation budget investment.

Having a design plan and 3D images of the renovation concept allows you to see what the finished product will look like.  It is better to make changes at the paper stage rather than at the installation stage.  Visualizing the renovation helps you to see and budget for the space.

Tip #3: Decide what you want to spend

Canva - Black Calculator Near Ballpoint Pen on White Printed Paper.jpg

It is so important we wanted to say it again: most people don’t understand how much a renovation will cost and as a result tend not to budget enough for everything on their wish list.  How much you want to spend can be based on many factors such as – how much money you have access to (either through savings and/or borrowing options), the value of your home (you don’t want to over or under renovate based on the value of your home and neighbourhood), and how long you are planning to stay in the home (you may splurge more on some items if you are going to be staying in the home for many years to come and can enjoy those upgrades).  This is where a good understanding of your needs and what you can compromise on becomes so important.

You will want to have a renovation budget in-line with the value of the home and the neighborhood you are living in.  For example, HomeAdvisor.com recommends for a kitchen remodel to spend between 5%-15% of the home’s value on this project.  You don’t want to over or under renovate for your area/ home’s value.  A $30,000 kitchen renovation in a $2 million home will detract from the home’s value the same way a $100,000 kitchen renovation in a $300,000 home will not allow the homeowner to get a good return on that investment.

Tip #4: Plan for the unexpected

Canva - Piggy Bank With Coins.jpg

Most budgets and / or cost estimates are based on what the contractor can see but as soon as you start opening up the space deficiencies may come to light.  No renovation goes off without some kind of glitch whether you need to bring outdated wiring up to code or have to deal with water damage behind a wall – you want to have the peace of mind that you can pay to have these items remedied.  Take the stress out of the unexpected and have 20-30% above the renovation amount set aside.  The older the home the higher the percentage you will want to budget for.

Tip #5: Figure out how to pay for it

Before you start picking out countertops or flooring you need to have a plan for how to pay for your renovation.  There are many different options available for paying for or financing your home renovation.  Whether your opt for an all-cash, cash credit combination or all credit financing option ensure you understand the impact on your monthly budget, repayment options and rates and ensure you have a plan to pay it off if using credit.  Some of the credit options available to homeowners include a personal loan or personal line of credit, mortgage refinancing or a secured line of credit / home equity loan (HELOC).

Tip #6: Choose the right people . . . the first time

Canva - Women Talking.jpg

Choosing the right firm and having the right design plan can save you money in the long run by not having to pay someone else to fix the first contractors mistakes.  When budgeting for a reno and hiring a construction company you need to understand where the money is going.  Avoid contractors who throw out a ball park number without discussing with you the level and quality of finishes.  Know what you are getting for the price you are paying.  If you are hiring a designer find out if they work only for a design firm or if it is a design-build company.  The advantage of the design-build model allows one firm to manage everything for you providing continuity and execution of your design.  As part of your process ensure you understand who is doing the work, who is managing the project and the trades, and what warranties are offered.  And importantly what type of timeline is required for the work you have outlined.

Tip #7: Minimize changes

Canva - Four Gray Bar Stools in Front of Kitchen Countertop.jpg

Major increases to your reno budget can be attributed to changes during the construction phase.  Not having a plan or making large changes to the plan during construction can increase the overall budget through change orders, time delays, increased labour costs and restocking fees.  That is why it is a good idea to spend the time and effort upfront with your designer to have all of your finishes picked then when construction starts there are no delays or surprises.

Are My Video Cameras Secure?

A question that we hear often when helping design a video solution is “Are the cameras secure”? This is a great question and an important one for us to answer. Security is meant to ease your mind of worries; not create new ones. With Technology evolving at a fast pace, we constantly feel vulnerable that our information, data, private conversations, or even camera feeds are being accessed without our knowledge and providing backdoors into our private lives.

You will be glad to know that a professional video solution from TELSCO is designed and delivered with the highest security and installation standards in place. Our TELSCO Connect video solutions, powered by Alarm.com, address security concerns in various ways in order to protect your privacy.

Enhanced Levels of Security

It starts with professional equipment. IP cameras, by their nature, have an IP address and are accessible via this address. This is a definite risk for cameras that are purchased over the counter or online from various retailers. Although our TELSCO Connect cameras are IP, they have several security safeguards in place to make them more secure than their generic counterparts.  With these cameras, powered by Alarm.com, a massive Network Operations Centre stands between any would be hacker and your private video feed. All video streams, as well as any video device commands, are sent from Alarm.com servers over a VPN connection using bank-grade AES-256 encryption. This means that even if there is no security on your local Wi-Fi network (or your Wi-Fi is somehow compromised), cameras will always connect over a high-security path, using either the VPN (for relayed connections) or through HTTPS (for direct connections).

Security Camera Installation

Professional Installation

Professional installation by a trusted name in security provides peace of mind when it comes to the installation and activation of your video solution. Your video account is created specifically for you (always using new equipment and a unique account) and is activated onsite by a qualified technician. Following activation of your account, your technician will provide hands-on training, so you know how to use all the features of your cameras and get the most out of your system. There are settings that determine when a camera will or will not record. For example, you may want to have your outdoor driveway camera record video 24/7 but may feel more comfortable with your indoor camera programmed only to record footage when there is an alarm in progress.

Once your account goes live, there is no way for us to see your cameras. You don’t have to worry about one of our customer care reps catching you in your PJ’s or getting a glimpse of your family while hanging out at home. If we need to help troubleshoot your video, you can grant us access, but this is for a very limited amount of time and does not provide access to any of your recorded clips; only a live stream.

Access Your Security Camera Remotely and Securely

Using your unique username and password, you can access your cameras from anywhere in the world using your smartphone, tablet or PC. Notifications to alert you if someone has logged into your account and bad login lockout (account freeze) offer additional layers of protection while maximizing your convenience.

Professional video provides a powerful tool for enhanced peace of mind and security. Whether you are checking in on a pet, having a look at the kids, or checking in to see why the alarm is going off, the intelligence offered by video takes your security solution to the next level.

How to Tell When to Replace Your Water Heater

There’s nothing more relaxing than a hot shower at the end of a long day – unless your water heater isn’t working properly.

Water heaters are one of the household components we rarely think about until they’ve stopped working. If you’re tired of lukewarm baths and cold showers, it may be time to get a new one.

Here are a few signs that your water heater might need replacing:

5 Signs It’s Time to Replace Your Water Heater

Your Water Isn’t Hot Enough

If your family is constantly fighting over the first shower of the day to get the warmest water temperature, it may mean your water heater isn’t the right size for your house. If this is the case, replacing your unit with a larger one can often solve the problem.

Your Water Isn’t Hot at All

Sometimes, no hot water can just mean that something small is broken or not working, and can be easily fixed.

On electric water heaters, this can happen if the heating element fails or if the electrical system goes haywire and stops heating your water.

On gas water heaters, a lack of gas supply or an issue with the pilot light can be the culprit.

But, if you’ve checked or fixed all these things and still have no hot water, it’s probably time to replace your unit.

It’s Making Rumbling Noises

Water heaters are prone to making all sorts of noises – pops, hisses, whistles and more. But if you start to hear a rumbling noise our of your water heater, you may want to look a little closer to see if it’s time to replace it.

If you hear this noise, check to see if the bottom of the tank is rusty or leaking. If it is, this means that the bottom is rusting out, and you’ll need to replace the entire unit.

The Tank is Leaking

Unfortunately, once a tank starts leaking, that’s the end of it. You’ll need to replace a leaking water heater in order to get your water temperature back where you need it to be.

Your Water Heater is Old

Water heaters typically last just 8 – 12 years, so if you haven’t replaced yours in the last decade or so, it may be time to get a new one.

Call the Pros at Handyman Connection for Water Heater Help

An old faulty water heater can cause more issues than just a cold morning shower. If left unchecked and unmaintained, a water heater can flood your home, causing property damage and other problems. Self Build and Custom Build Homes Proposed in New Yorkshire Housing Scheme

Major housing plans have been proposed in Yorkshire which will include self build and custom build homes, it has been announced.

Keyland Developments, Yorkshire Water’s sister company, has submitted an application for planning permission to Scarborough Council to build a 320-home residential scheme that will sustainably transform the existing site.

In the application, the developers cited their own evidence that there is a significant need and demand for different housing types within Whitby and Scarborough, and this is currently not being met by the housing market.

The application has been split into four distinct development sections: self and custom build, community land trust/cohousing, later living housing and small/medium-sized homebuilders.

The Yorkshire-based developers hope this approach will meet the diverse housing needs within the area and also accelerate delivery rates.

A Keyland spokesperson said: “There is a significant need and demand for different forms of housing within Whitby and the Borough, which is currently not being met by the housing market. [The new development] will cater for different housing providers including self and custom build.”

Building a Sustainable Community

The 23-acre Broomfield Park site, which is currently vacant, will be sustainably transformed into homes and associated infrastructure to support the community, including the creation of a community hub and public open space.

Luke Axe, strategic land and planning manager at Keyland Developments, said: “Supporting the local economic and housing requirements whilst being sensitive to the site’s setting has been our priority whilst devising the masterplan for this strategic site.

“Our sites will explore the role of volume, small to medium enterprises, later-living and self build products — creating places that are inclusive, healthy and sustainable.”

Earlier this year, work began on a similar project called Derwent Forest, which will eventually feature between 1,200-2,000 sustainable homes, including 25 self build plots.

Invention to Prevent Pipes Freezing Gets Official UK Distributor

An invention which helps to prevent external piping for heating/hot water freezing in cold weather is now being distributed by a leading boiler supplier.

The Condensate PRO product range was developed by plumber and installer Dave Smith to protect against frozen condensate pipework, and its efficiency has led to boiler supplier Intergas becoming its official distributor.

During prolonged periods of freezing temperatures — as many across the UK have been experiencing this week — certain lagging or insulation for pipes may not be able to prevent the condensate from freezing.

Intergas reports that, according to a recent poll of installers, 60% do not insulate external pipework, which can be costly and intrusive to the fabric of the building.

Condensate PRO’s range can easily and inexpensively prevent condensate pipework — which enables wastewater to exit the boiler through the external wall and connect to a drain — from freezing across every external termination: rainwater, soil pipes, gully waste and soakaways.

Speaking about Condensate PRO, John Lawton, Intergas technical product manager, said: “This is a totally new concept for insulating the external section of the boiler condensate pipework and, in our opinion, it’s a game-changer. All our own engineers are already carrying stock on their vans to offer customers a very timely upgrade.”

Avoid the Big Winter Freeze

Boilers are more prone to breakdowns in the winter months, which is when homeowners need them working the most to ward off the freezing temperatures.

(MORE: 11 Ways to Prepare Your Home for Winter)

If your condensate pipes need to be repaired during the winter then you can face being without heating. Insulating your condensate pipes are insulated will help to avoid freezing.

Innovations in Boiler Tech

Meanwhile, earlier this week a hydrogen gas boiler prototype that could help to decarbonise heating and hot water systems in the UK was unveiled by Worcester Bosch.

The UK government has banned the installation of gas boilers in new builds from 2025, and hydrogen boilers could be used to ease the transition from natural gas.

According to Worcester Bosch, the boiler will be a direct replacement to natural gas, burning natural gas on its first day until the switch to hydrogen is made.

The Cost of a Whole Home Reno

Written by Peak Improvements in Edmonton

How Much Can a Whole House Renovation Cost in Edmonton?

Many homeowners are planning more than a small home renovation project. Your neighbor in Edmonton make be thinking of undertaking an entire house renovation in upcoming months. Recent statistics show that:

  • More than 70 per cent of Canadian homeowners are thinking of redecorating;
  • 40 per cent want to build an addition or remodel; and
  • 10 per cent want to construct a custom home.

Costs can easily add up as homeowners tie in newly designed kitchens to the rest of the home or attempt to improve the flow in a home. Significant planning and preparation go into an entire home renovation. Understand more about whole house renovations and their potential costs today.

Costs for Kitchen and Bathroom Renovations

Homeowners can easily underestimate the time and money involved in some of the projects with the highest priority. Canadians can expect a kitchen renovation to come in at an average of $46,000. This can be at the low end as prices can easily increase when considering a redesign of neighboring bathrooms, with an additional average outlay of $26,800 per bathroom.

The number of bathrooms and any washroom to be added or renovated can quickly increase the price tag on the project. Expenses involved in renovating living space is generally less than for kitchen or bathrooms as there is generally little to be done when it comes to mechanical upgrades.

Additional Factors When Estimating Costs

There are many factors to be considered when estimating the overall cost. A homeowner may choose high-end flooring, fixtures, energy-efficient appliances and windows, additional insulation and more. This translates to wide range of costs, from as low as $75 to over $200 per square foot for the entire project. There are times when handy homeowners may choose to do some smaller projects themselves, helping to reduce costs, while others decide to contract out the entire renovation.

Planning a Whole House Renovation

Are you ready to start planning and designing your home renovation? Working with a design-build firm can guide you every step of the way from concept to completion. The key to a successful whole house renovation is starting with a rock solid plan. Avoid surprise expenses and delays when you first consider all the objectives and costs that come with the home renovation of your dreams.

Housing Named Best Performing Area of Construction Sector in January

Construction output within the housing sector has fallen at its lowest rate since May 2019, and the homebuilding industry is embracing this new positivity.

The findings from the IHS Markit/The Chartered Institute of Procurement & Supply’s Purchasing Managers’ Index construction survey also revealed that construction companies are most upbeat about their growth prospects since April 2018.

Homebuilding was the best performing broad area of construction activity, with output falling only slightly in January, according to the results.

“The housing sector in particular was the strongest performer [within the construction sector], with the best result since May 2019,” the authors wrote.

The authors also reported that, anecdotally within the sector, receding political uncertainty was attributed as a boost for client demand, with renovators and extenders more likely to spend after the General Election.

These findings align with a recent survey from the Federation of Master Builders (FMB) which reported 37% of builders predict higher workloads in 2020 following December’s General Election.

Construction And Housing on the Rise

Residential development appears to be on a healthy incline, and new business volumes were also close to stabilisation, which contrasted with the sharp falls seen between September-December 2019.

Tim Moore, economics associate director at IHS Markit, said of the findings: ‘Despite concerns about prospects for work on infrastructure projects, latest data revealed a strong rebound in business optimism across the construction sector as a whole in January.

“The degree of positivity reached its highest level since April 2018, driven by hopes that improving confidence among clients will continue to translate into new contract awards over the course of 2020.”

However, the FMB warned that this sector upturn should be used to support investment in training builders and encouraging the next generation of builders to take up their tools.

Brian Berry, chief executive of the FMB, said: “Construction is recovering from last year’s instability as we go into the new decade. It’s essential that industry uses this opportunity to commit to training and upskilling. FMB research shows that more than half of builders can’t hire bricklayers and carpenters. Site managers are also in short supply.

“With entry-level construction apprenticeship starts on the decline, as well as starts for young people, the Government must make a commitment to supporting small businesses who do most of the training.”

Top Staircase Design Trends for 2020

Content supplied by Canal Architectural

Over the past few years, natural woods and soft, neutral shades graced the trends of staircase design as homes across the country were filled with muted calm and peacefulness.

In 2020, however, the trends are richer and heavier; pronounced metals with many variations of finish such as brass and antique bronze, as well as glass panes lined with leather and dark, glossy wood. The modern home is evolving into an urban serenity, bringing the dark beauty of the outside world right through our doorways.

Zig Zag Designs

Gone are the days of straight, simplistic staircases. The intricate and sharp nature of the zig zag staircase makes it an incredibly popular selection for homes of multiple floors or high rise buildings.

Carved from a beautifully intricate wood, or customised with lashings of leather or a glass balustrade, the pattern of the staircase is a decorative feature in any open, minimal space.

This trend is a particularly fashionable choice for 2020, as well as a solid, sturdy structure that can be customised right down to the very last bolt.

Helical Staircases

Every light-heavy space needs a delicate soft curve. Shaping the light and enlarging the space it encompasses, a helical staircase is an essential trend of 2020.

Encouraging clean lines and easy visibility on descent, the helical design allows for a bespoke choice of materials and styles, pairing perfectly with the existing interior decor of your home. The lack of supporting column allows the staircase to be freestanding or attached to the wall, depending on preference, with endless design possibilities.

This alone is already making the design increasingly popular for unique or bespoke home owners.

Cantilever ‘Floating’ Staircases

A growing trend of 2020, the cantilever staircase is a uniquely intelligent piece of architecture and engineering.

For the homeowner whose tastes are sharply on-trend and modern this particular design, with its tasteful lines and almost monochromatic style, is a staple for the new year. The beauty of the design as a concept, however, lies in its ability to curve and twist around any space in the house – from a half turn around the wall, to a seamless quarter-turn for bespoke design.

Crafted from a potential range of beautiful natural woods and materials, the cantilever style adds a modern twist to any aged property.

Open Riser Staircases

In 2020, as the design world becomes increasingly enamoured with minimalist Scandinavian styles, the open riser staircase soars gracefully into fashion.

Loose, open stairs, with thin bespoke handrails, the shallow depth of each material makes for a light and refreshing take on a modern staircase.

For even a small or narrow room, the open riser stairs illuminate the available space, making it feel larger and breathable – perfect for those with delicate interior features.

Major renovation must-haves for your bathroom and kitchen

Kitchens and bathrooms are two of the most important rooms in a home when it comes to overall value. An outdated kitchen or a small bathroom can harm not only resale value but also your daily home life. When you invest in a major renovation, you want the results to be a major investment that you love. That’s why both renovations have some major must-haves that shouldn’t be left out!

Dash Builders in Winnipeg are renovation specialists for every part of your home. They share some must-have additions for your major bathroom and kitchen renos:

Bathroom: in-floor heating

With any major renovation, it’s always nice to combine functionality with luxury. In the case of bathrooms, this means incorporating in-floor heating with new flooring. Heated floors are popular in spa bathrooms, but that doesn’t mean you have to stick with a full spa theme. In-floor heating is one of those investments that is both a luxury and a home value boost.

For a sleek and dramatic new floor choice, combine your heating with natural stone flooring. Natural stone tiles are a major value-boosting option, plus it pairs perfectly with floor heating. Since it naturally retains heat, your floors will stay toasty long after the heat is turned off!

Bathroom: double sets in the master bathroom

If you have a large master bathroom or plans to enlarge it, why settle for one set of sinks and mirrors? Doubling up not only gives a “his” and “hers” theme to the room, but it doubles the appeal. It turns your vanity into a real feature focus with plenty of wow factor, fit for a master bathroom! To save on counter space, consider installing vessel sinks for both minimal space and a striking addition. Also, don’t forget to pair each sink with its own mirrors to complete the look!

Kitchen: walk-in pantry

Walk-in pantries are not only essential nowadays, but they are a great way to boost value. As kitchens are now the main feature focus of any home, you want every space to be functional. With a walk-in pantry, not only do you have a designated storage space, but it clears room for the rest of the kitchen. You can store your spices, dry goods, cookbooks and even cooking appliances that aren’t used every day. Pantries can also be tailored to your needs, whether you want a pure storage pantry, or double up and add wine storage to it too! Draw some inspiration for your kitchen from these walk-in pantries with some major wow factor.

Kitchen: multi-purpose island

Yes, your kitchen island will be one main feature of your kitchen, but don’t let its full potential go to waste! Instead of just designating it as a seating area or ample counter space to work, double its purposes! Install a secondary, larger prep sink on the island with a pull-down faucet that will make filling pots a breeze. For the space below the countertop, install custom cabinets and storage solutions. Have below counter microwaves, pull-out trash bins or deep drawers for pans for easy access while you prep food.

As for the countertop itself, pick a material that is both striking but also functional. Quartz countertops, for example, are one such popular choice for being both durable and still stunning. They are resistant to scratches, stains, and bacteria, and have many available colours for a customized finish.
