Renovating Reportedly Increases a Home’s Value by Average of £58,000

The average renovation increases the value of a home by £58,333, research shows. 

Taking into account the £44,889 average cost of the renovation for homeowners, the average profit totals £13,444, a 23% return on investment.

To highlight the most profitable renovations people make, insulation supplier Insulation Express gleaned every episode of Kirstie Allsopp and Phil Spencer’s Love It or List It series.

Creating a large open kitchen and diner was the most popular renovation (86% of properties), while 64% added an additional bathroom or refurbished their current bathroom. The other findings revealed:

  • 46% of homeowners altered the layout of their properties
  • 36% added an extension or converted the loft
  • 32% added a utility room

The Reasons for Renovation

Renovating a house is an exciting process that can maximise space in your home and add value to your property. It is also a cost-effective project if you can’t afford to move home or self build a new property.

With 64% of homeowners believing they need to move to a bigger home for more space, remodelling is a prudent way of utilising the existing space in your home to create a functional layout. 

However, the findings also showed 54% of renovations went over budget throughout the series, and the importance of maintaining a strict costs plan is clear.

How much will it cost?

Your roofing project cost will depend largely on the size of your roof and how complex it is. On average, a typical asphalt roof replacement can cost between $7,000 to $9,000. 8 Best Furnace Filters

Changing your furnace filter according to manufacturer’s instructions is one of the easiest things you can do yourself to help maintain your HVAC system. The furnace filter helps remove dust and debris from the furnace’s intake. Without it, that dust could start clogging furnace parts, making it work harder and reducing its efficiency. It can also cause things to break down and result in needing repairs or a replacement far before the furnace’s expected lifespan.

What furnace filter should you buy?

Learn about MERV

When you’re looking at furnace filters, you’ll notice that they will have a MERV rating written on the side of the frame or the packaging. MERV stands for the Minimum Efficiency Reporting Value. MERV is a measurement scale that can help you better know the filter’s precision and accuracy, filtering out dust and debris from your HVAC system. The rating comes from the size of the particle that filters will allow through.

For example, a furnace filter with a 1 to 4 MERV rating will keep out particles like pollen, sawdust, carpet fibres, and dust mites. A MERV rating of 5-8 will keep out mold spores, dust mite debris, and dander. A MERV rating of 9 to 12 can remove fine dust, auto emission particulates, and even nebulizer droplets. What is the right MERV rating for your needs?

Most residential furnace filters are in the 4 to 12 range. Places like hospitals and surgical rooms will use a MERV filter rated up to 16, but a rating higher than MERV 13 not necessary in a home unless someone in the house has asthma or another health issue. In fact, the higher the MERV, the more restricted the airflow, which means it can clog faster and reduce efficiency. You need to find that sweet spot between filtering the air properly, without limiting its flow into the HVAC system. Otherwise, you’ll cause your furnace to work too hard and reduce efficiency.

Most furnace manufacturers will recommend a MERV 4, though many homeowners find this rating to be a little low. This filter will remove about 80% of particles from the air that are 50 microns or larger before it enters the system. It will not remove smoke, pollen, and other allergens. That means it’s not good enough if you need cleaner air quality but could work if no one in the home is bothered by allergies or asthma.

Best MERV rating for indoor air quality

If you want the best balance between filtration and efficiency, consider a rating of MERV 8 to 13. Though they are more expensive, they can trap up to 95% of particles that are 5 microns or larger depending on the filter. That should do just fine for a household and can make a big difference regarding indoor air quality.

However, if you have someone in the house with allergies or asthma, you could consider a MERV 12 or higher. Just make sure you replace the filter regularly, so your furnace doesn’t burn out prematurely. These filters can capture up to 99% of particles as small as 0.3 microns, but the furnace fan will always running as it pushes air through the filter, which means it will cost more in energy. If you let the filter clog, it can cause damage to the heat exchanger or blower motor.

What is FPR?

You might see that some furnace filters have an FPR rating instead of a MERV rating. FPR stands for Filter Performance Rating and is a rating system developed by The Home Depot for certain filter brands they sell in the store.

To compare, an FPR 5/Green would be like a MERV 8. An FPR 7/Red would equate to a MERV 8+ and an FPR 10/Blue to a MERV 11+.

1. Honeywell Elite Allergen Pleated Air Filter MERV 13 (FPR 10)

This is one of the highest-rated and reviewed furnace filters on the market. The Honeywell Elite Allergen Pleated filter comes in a wide range of sizes. You should be able to find one for your furnace. Because of its high MERV rating, it can catch particles as small as 0.3 microns. Things like lint, dust, dander, mold spores, microscopic allergens, bacteria, and even smoke and smog don’t stand a chance at passing through this filter. Its frame is resistant to moisture and can noticeably reduce allergy symptoms for those living in the house. This filter needs replacing every three months.

2. Filtrete Micro Allergen Defense Air Filter MERV 11

This furnace filter is the best choice for people who have allergies because it is specially designed to keep allergens out of the HVAC system. It is rated with a MERV 11. 4. Nordic Pure Pleated Air Filter MERV 13

Homeowners who want better air quality will choose this furnace filter. This filter, in particular, is popular for those wishing to rid a home of smoke and smoke smells caused by cigarettes, fireplaces, and cooking. With a MERV rating of 13, it removes smoke, as well as other finer particles including dust, pollen, dander, dust mite debris and mold spores. It also has an electrostatic charge and can capture even more airborne particles, including some viruses.

However, if you do have pets, you should be checking it at a minimum once a month as it can become clogged with pet hair and dander. If your furnace filter is clogged, it will cause more strain on your furnace and diminish efficiency.

If you’re looking for a budget air filter, but don’t want to sacrifice quality too much, this might be the best compromise. Where the higher-end filters can get costly, this hardworking filter does the job for less cost. It is rated MERV 8, so it can still remove pollen, dust, and dander from the air. It won’t remove as small particles compared to the others, but it can still help minimize symptoms for those with allergies, reduce dust, and keep the debris out of your HVAC system. This budget-friendly option needs replacing every three months.

7. Aprilaire 213 Air Filter MERV 13

This filter is known to remove over 90% of particles between 0.3 and 1.0 microns that cause allergy symptoms. It is rated with a MERV 13. So, it can also remove bacteria, pollen, mold spores, airborne dust and other contaminants. This furnace filter has a self-seal technology, which gives it a tighter fit than other filters, thus removing even more particles. It is limited in sizes but will fit Aprilaire models and any furnace that has the same measurements. This filter needs replacing every six months. Change it more often if you have pets or a lot of dirt and dust in the house.

8. Lennox X66673 Filter Media MERV 11

This filter is thicker than other filters, so it will not fit some furnaces. It has a MERV rating of 11. This filter is electrostatically charged to attract and hold particles as small as 0.3 microns. That means pet dander, pollen, dust, and other allergens will be caught in the filter before it reaches the HVAC system. Because it is larger and thicker, it can essentially hold more dust and debris. Holding more dirt allows it to operate at peak efficiency with less air resistance. This filter needs to be changed every six months, or sooner if you have pets in the house.

Always check with your HVAC technician

If you are planning on changing the type of air filter you typically use, have a chat with your HVAC technician first. They will inspect your system and determine the right type of filter for your furnace, budget, and air quality needs. They might not recommend higher quality or higher MERV rating. This depends on if they don’t think your furnace can handle the restricted airflow. However, they can suggest the best alternative for maximum filtration and improved indoor air quality.

Commit to regular furnace maintenance

Changing your furnace filter is the most straightforward DIY task you can accomplish when it comes to maintaining your HVAC system. It takes little more than a trip to the hardware store, removing the old one and sliding in the new one. You can even order furnace filters online. Once you do your research to determine what filter to buy, you’re more than halfway done the job.

You should also have an experienced HVAC company inspect and service your HVAC system every year. They can give it a multi-point inspection that will discover any minor issues with your furnace. Finding them now can prevent a major break down and expense. They will clean the furnace and give it a tune-up, so it’s running at peak performance. During your furnace service, they will also change out your furnace filter for you. Construction Output Falls to Historic Low in April

Construction output decreased by 40.1% in April, the largest month-on-month drop in growth since records began in January 2010, it has been announced. 

Data from the Office for National Statistics (ONS) published on Friday revealed the historic impact of the Covid-19 upon the construction sector and the UK economy as a whole. 

In total, the UK economy shrunk by 20.4%, a contraction three times greater than the decline experienced during the financial crisis in 2008-09, but the situation is starker for construction.

New construction work accounts for roughly two-thirds of all building work, and this fell by 41.2% in April. Private housing (work commissioned by individuals) suffered the biggest slump of 59.2%, while developer homes decreased by 39.7%.

Repair and maintenance work dropped 38.1%, which accounts for approximately one third of all building work. 

April is The Low Point

While the findings paint a grim picture for construction, the ONS hypothesises that building work and total economic activity is now likely to have picked up after the government eased lockdown restrictions in May. 

“It’s highly likely April will be the low point,” said Jonathan Athow, deputy national statistician for economic statistics at the ONS.

“Our own surveys and wider indicators have suggested a pick-up in economic activity, but I think it’s really too early to know how quickly economic activity will recover in the coming months.”

Earlier this month the new UK Construction Total Activity Index revealed that construction activity increased in May, although the sector remains mired in a slowdown. 

Over a third of construction companies have seen their incomes drop by at least 50% during the coronavirus pandemic, and 35% of firms report having less than three months’ cash reserves due to the pandemic lockdown. 

However, over two-thirds of builders have now restarted work, according to the Federation of Master Builders (FMB), and with builders merchants reopening following lockdown, building work is set to resume on projects across the country.

Pincher Defends Affordable Housing Supply Through Right to Buy

The Right to Buy directly increases the supply of affordable housing supply, according to housing minister Christopher Pincher.

Mr Pincher was speaking at a committee of MPs this week where he was pressed on the efficacy of the scheme for providing affordable housing in England.

The Right to Buy allows council tenants to purchase their homes at a discount, with councils only allowed to keep around a third of the money it receives from sales.

However, as many as 40% of homes sold under the scheme have ended up in the possession of private landlords, it was reported in December 2017, rather than boosting the amount of affordable housing in England. 

Mr Pincher told the Housing, Communities and Local Government Select Committee that the 120,000 council homes sold off “in recent years” have been replaced by 140,000 new builds.

But the minister subsequently admitted that this figure represented all affordable homes completed, rather than just council homes for social rent. 

He said: “My point is that if we weren’t selling those homes to the people that wanted them, I think you would find that those homes that are built as a result of those sales would be much less likely to come forward in the speed that they have or in the numbers that they have.”

Mr Pincher stressed that Right to Buy is “increasing the housing stock”, but was unable to confirm figures showing how much Right to Buy receipts have contributed to affordable housing delivery during the period he was referring to. 

Recent government data on Right to Buy sales show that for 85,645 homes sold through the policy since 2012/13, only 28,090 replacements have been started. 

Future of Affordable Homes

Mr Pincher also confirmed that the government will analyse the impact of Covid-19 on affordable housing numbers, and assess what measures can be taken to ensure supply continues. 

He also said: “We are going to build more affordable homes, as we have been for the last 10 years.”

Earlier this year, chancellor Rishi Sunak pledged an extra £9.5bn, totalling £12bn, for the Affordable Homes Programme from 2011-12, which will be used to build 700,000 new homes in areas of need. 

However, Mr Pincher did not specify in his meeting with MPs how many homes of each tenure the government wants to see delivered through the programme. 

“I don’t think it’s right to put a number on the number of homes that need to be built of one tenure or another,” he said.

Jenrick Says ‘Overly Bureaucratic’ Planning System Should be Reformed

Housing secretary Robert Jenrick has announced the government will re-think the planning system to speed up applications and simplify decision-making processes.

Mr Jenrick described the current planning system as “overly bureaucratic” in comments made this week, and called for reform as a way to help the economy recover following the Covid-19 pandemic. 

Mr Jenrick also said that the planning system will be rethought “from first principles”, and is reportedly working on a series of radical planning reforms. 

“I want everyone, no matter where in the country they live, to have access to affordable, safe, and high-quality housing, and to live in communities with a real sense of place. It’s time to re-think planning from first principles,” he said. “The time has come to speed up and simplify this country’s overly bureaucratic planning process”.

Mr Jenrick was speaking following the release of a report by the Policy Exchange think tank, which described the current planning system as a “straitjacket”.

What Changes Could be Made?

Press reports this week have claimed that the government is considering the introduction of US-style zonal planning in the UK. 

This would see key planning decisions made by local councils divided into sections, permitting automatic planning permission in certain areas, such as those helping to shape the layout of towns and cities, and enable various types of development. 

This, the government says, would simplify the process of granting planning permission for residential and commercial development.

The government is also reportedly convening an expert panel to plan substantive changes to the planning system, and could introduce a new fast-track planning system for builders of high-quality, well-designed buildings.

But the radical changes could move the planning system back, according to Tom Fyans, campaigns and policy director at the Campaign to Protect Rural England (CPRE), the countryside planning charity. 

“The call to rip up the red tape in our planning system only moves us backwards. We cannot continue to allow a free-for-all for speculative developers and deregulation won’t improve the quantity or quality of homes,” he said.

“Recent reforms haven’t tackled the affordable housing crisis but have allowed developers to get poorly designed housing developments through the system, often on appeal.” 

Jenrick insisted that high-quality design and sensitivity to local areas must be paramount to any new reforms, but there is concern that further deregulation could end up hurting development quality. 

“To create a planning system fit for the future the government must introduce reforms to strengthen local participation and ensure our countryside and green spaces are protected and enhanced, not just seen as land waiting to be developed,” said Fyans.

“Only then will we create truly liveable, genuinely affordable and low carbon places to live, with plenty of access to green spaces for all.”

Mr Jenrick pledged in March to speed up the planning system, although the Planning White Paper scheduled for release in spring is yet to be published.

Lockdown Divorces Could Spike Property Sales by £9.3bn

Property sales could surge by £9.3bn this year because of a rise in divorce enquiries made during lockdown, research suggests.

There has been a 42% increase in divorce enquiries between 23 March and mid-May, compared with the same period in 2019, according to Co-op Legal Services.

The Office for National Statistics (ONS) reports that there are 91,299 divorces each year in England and Wales, and this 42% increase means that an additional 38,346 couples could be ending their relationship in 2020. 

While not all of these couples may sell their homes, estate agents Barrows and Forrester has calculated that with the average house price currently £243,809, the addition of these 38,000 homes could equate to a total value of £9.3bn in transactions for the housing market. 

James Forrester, managing director of Barrows and Forrester, said: “Unfortunately, divorce is an inevitable aspect of modern day life and one that has been exacerbated as a result of a lengthy lockdown at home with our significant other. 

“It’s also one of three influences that regularly see properties come to market, along with death and debt, as couples look to divvy up their existing assets in order to move on in life.”

Housing Market Recovery

The number of homes sold this year is likely to be significantly lower than in 2019, when it was over just one million according to Barrows and Forrester, due to the impact of the coronavirus pandemic on the housing market.

Around 373,000 property sales were put on hold during lockdown, with social distancing rules making home viewings and valuations more challenging. Although the housing market reopening in May led to housing demand hitting the highest level in nine weeks.

House prices have plummeted at their fastest rate since the financial crisis, it was reported last month, although experts disagree on how damaging the impact of the pandemic could be on the housing market, with experts predicting price falls of between 3% and a worst case scenario of 30%. 

But the increase in divorce enquiries could be a surprising route for the housing market to recover, depending on whether these initial enquiries are finalised and houses are subsequently put up for sale. 

“Of course, not all married couples will own their home and not all of them will opt to sell it on, with some using it as collateral within the divorce proceedings. However, many will take this route and with such a notable spike in the number of divorces, it’s very likely we will see a boost in the amount of stock reaching the market, and the value of homes sold,” said Forrester.

“The one positive of this is that we’ve seen a huge uplift in buyer demand since the property industry reopened last month but a continued hesitance by some sellers to list and this stock boost should help meet this demand while helping keep house prices buoyant.”
