Time is Running Out for New Savers to Get a Help to Buy ISA

The government-backed Help to Buy ISA is only available until 30 November to new savers, before it is pulled on 1 December.

The Help to Buy ISA has been scrapped in favour of the Lifetime ISA, which is also designed to make it easier for first-time buyers to move into their home. 

If you opened your Help to Buy ISA before this date then you can keep saving into your account, but time is running out for new savers to open an account before the deadline.

While the ISA scheme is ending, the Help to Buy equity loan scheme will run until 2023. However, it will be restricted to first-time buyers purchasing newly-built homes.

What is the Help to Buy ISA?

The Help to Buy ISA is a tax-free savings account introduced in 2015 to help first-time buyers save up a deposit and get onto the property ladder. 

For every £200 saved, the government adds an extra £50 (25%), up to a maximum of £3,000 on savings of £12,000. 

The minimum amount needed in order for the government to issue a bonus is £1,600 (which leads to a £400 bonus). Once savings have reached £1,600 the government bonus can be claimed at any time. 

Accounts can still be opened with just £1, and savers will not face penalties for withdrawing funds early. Anyone who owns an account in advance of the deadline will need to claim their bonus by December 2030. 

Building for the Future

As an alternative, first-time buyers can now purchase a Lifetime ISA, which also provides free government cash on savings up to 25%. 

Moreover, because self builders and custom builders are ineligible for Help to Buy, the National Custom & Self Build Association (NaCSBA) is working to create a Help to Build Equity Loan Scheme.

Help to Build will mirror the existing Help to Buy loan scheme, except the loan is paid to the mortgage lender upon completion of the self build rather than to the builder upon legal completion of the sale of the new build.

According to NaCSBA, “It would ensure the delivery of more and better homes that more people aspire to live in and that communities are happier to see built. It would help move the UK off the bottom of the world league for the number of self build homes that are built.”

It was reported in 2018 that the Help to Buy ISA scheme would be ending, following figures suggesting the scheme was only favouring the wealthy, and that the average household benefiting from Help to Buy earned £55,000. 

The scheme had also been criticised for helping to spike the cost of housing due to the increased demand, without compensating for the supply.

Know your vinyl: the difference between LVT, LVP and SPC floors  

Luxury doesn’t always have to come with a large price-tag, especially when it’s for flooring. Thanks to advances in flooring technology, vinyl is quickly becoming the popular choice for affordable, luxury floors. That being said, choosing the right new flooring can still be tricky with so many options available, such as LVT, LVP and SPC floors.

What sets stone plastic composite vinyl flooring apart from other vinyl floorings, is the nature of its core. Like luxury vinyl, SPC has a wear layer for protection and a vinyl layer where the design is printed. Then there is the SPC layer, a layer of natural limestone powder, polyvinyl chloride, and stabilizers. This is what provides the rigidity and stability for the plank, different from the flexibility of other vinyl flooring. Lastly, a pre-attached underpad provides higher sound insulation and cushioning.

Similar to LVP flooring, SPC is also completely waterproof, resistant to scratches, easily installed and durable. It has just as many design options available for easy customization in your home. In comparison though, because SPC tends to be thicker than other vinyl floorings, it adds more support underfoot. This also makes it look even more similar to real hardwood flooring, including having the same denser feel and ability to retain heat. It can also be installed easily over any flooring, even imperfect ones, without risk of changing shape. SPC will, however, be more expensive than LVT/LVP flooring.

Wood – whether it’s a hardwood floor, your staircase railing or even a piece of furniture – can make a great addition to any home. But what if the natural wood color doesn’t go good with your home, or you’re looking for a change? 

There are a couple of ways to change the way that your wood deck or floors look. You could add a fresh coat of stain or you could add a fresh coat of paint. While both can be tempting, any painting services company would tell you to think about it before making a decision.

What’s the difference between painting and staining wood? 

Staining wood will bring out the best qualities of the wood while turning it a different color. Essentially, it can make the wood look new again.

60% of Homeowners Never Check Their Flood Risk, Survey Suggests

Six out of 10 people admit to never checking their flood risk, it has been revealed, which can be dangerous not just from a safety perspective but also cost.

Research from YouGov commissioned by Landmark Information Group identified that people living in London, the North West and Scotland are least likely to research their flood risk. 

The survey tested more than 2,000 adults in the UK about whether they checked their flood risk before moving into their current home and whether they checked afterwards.

For self builders and renovators, researching and reducing the risk of flooding is essential if you are building in a flood zone, and the pertinence of ensuring your house is protected was emphasised by Landmark’s findings that 88% believe their property is not in an area considered ‘at risk’ of flooding, yet 62% have not checked whether this is the case or not. 

Chris Loaring, managing director at Landmark Legal, said: “According to the Environment Agency, over five million properties are at risk of flooding – of which 2.4 million properties are at risk from the sea or rivers, and a larger share of 2.8 million properties are at risk of surface water flooding, which isn’t always visibly apparent.”

What Can You Do?

One important aspect of a flood defence strategy is to establish a flood plan to enact should a flood occur. Only 6% of respondents said they had such a plan, while more than one-third admitted to not having a plan nor knowing what to do in the event of a flood.

It pays to be aware whether it is your responsibility to protect your home against flooding, or if this falls within the jurisdiction of your local council or the Environment Agency. 

Only 23% of respondents checked their flood risk before moving into a new home, with 12% confirming they checked afterwards. The Welsh were the most diligent at this, with 26% examining their risk before moving, and a further 20% researching the risk afterwards. 

Earlier this month the Environment Agency issued more than 100 flood alerts, mostly in Yorkshire, following a month’s worth of rain falling in just hours across the UK.
