Flush your water tank once a year

Check the anode rod

The anode rod can be replaced as a solo part if caught early, but if left to long may result in damage to the entire tank.

Look near the top of the tank where the pipes enter and check for leaks or corrosion. If there is an issue at the top of the tank, it can usually be fixed.

You should also look around the bottom of the tank for signs of wear or possible leaks. Sometimes, there is corrosion near the bottom of the tank caused by settled sediment. This can cause the bottom of the tank to leak or even come off if it’s not caught quickly. If your tank is showing signs of wear and leakage at the bottom, or it’s more than 10 years old, it might be time to replace it.

Insulating the tank

Insulating your hot water tank will improve how efficient the tank heats up. If you were to insulate it, it takes less energy for the tank to warm up the water. Scotland Makes Energy Efficiency Pledge for New Homes by 2024

All new homes in Scotland will use renewable or low carbon heating from 2024, the Scottish government has announced. 

The initiative will run alongside a £30m investment from the Scottish government into renewable heat projects designed to increase energy efficiency in homes. 

These renewable and low carbon heating systems will also be phased in for non-domestic buildings, once consent has been given to build them, from 2024.

Energy minister Paul Wheelhouse said: “It’s becoming increasingly clear that the pace of decarbonising Scotland’s domestic and non-domestic buildings has to increase significantly to achieve those aims, and emissions from our buildings will have to fall close to zero.

“We will ensure that new homes and buildings across Scotland meet the challenge of the climate emergency, combining the action we need to take on climate change with our ambition to provide affordable, warm homes.”

Tackling Climate Change

One of the standout benefits of taking on a self build project is that it provides the opportunity to build a more sustainable and energy efficient home, which can be associated with lower running costs. 

Building more environmentally-friendly homes is a challenge for the construction industry, and reducing the carbon dioxide produced in the building of a home is an important marker of how green a home is. 

The Scottish government hopes this new standard for home energy efficiency will help tackle climate change as well as eradicate fuel poverty. 

Homeowners in Scotland will also be supported to make their homes warmer and cheaper to heat. The Scottish government revealed that it is currently seeking views from homeowners to introduce a standard of what this legislation may look like, and how it can best help people to meet it. 

Scotland has set the challenge of reaching ‘net zero’ emissions by 2045, and also wants to achieve a 75% reduction in emissions by 2030.

Insulating Homes With Solid Walls Could Have a Big Impact on Heating Bills

There are an estimated 7.75 million uninsulated homes with solid walls in the UK which could be costing homeowners more to heat, according to new research.

While solid walled properties (solid stone or brick properties typically built before the 20th century) are generally more expensive to insulate, insulating the internal walls can have a big impact on your heating bills.

But many homeowners are reportedly reluctant to install insulation in their solid walled properties, with cost most likely a determining factor.

AMA Research has published a new review, Building Insulation Products Market Report, which reveals that just under eight million homes with solid walls are without insulation.

The benefits of insulation need to be better publicised, AMA Research says, and while the building insulation market grew by 3% in 2018, the authors of the report have warned that more government funding for new schemes is required to support retrofitted installation. 

Cost Benefits of Insulation

Those planning on renovating a house in 2020 can save up to £445 on annual heating bills (according to the Energy Saving Trust) by adding either internal or external insulation. When it comes to retrofit, internal wall insulation is an easier and cheaper option.

For those concerned about the cost of insulating their solid wall home, it is a common misconception that skimping on the thickness of insulation will reduce the overall cost. But, in reality, the labour cost will remain largely the same (approximately 60% of the overall cost) whatever thickness of insulation you use. 

Instead, it is the type of insulation used and the condition of the existing wall that are most likely to affect the cost.

Ultimately, retrofitting internal wall insulation needs to be thought through properly and you should consult with professionals in order to choose the right approach for your home.

WHY IS MY BONUS ROOM SO COLD IN THE WINTER

The reason is simple, it is a lack of insulation!

The first question is: why is there a lack of insulation?

The second question is: how do I fix this?

The answer to the first question is builders rarely insulate the subfloor of the bonus room. They insulate the ceiling of the garage, but leave a void above the insulation and below the floor or the bonus room. Their solution is to run heat ducts into the cavity, commonly referred to as a hot box. This does not work in Alberta’s climate. The temperature inside the cavity will be the same as the temperature outside. The idea with the hotbox is that your furnace will heat this space. However, your furnace runs for approximately two minutes, every 20 minutes or so. Now the air and the metal pipes for the ducts are going to be very cold, so your furnace spends energy just trying to heat the ducts. This is why your heat registers in the bonus room blow cold air for the first minute of the furnace cycle. Once the ducts are warmed up, they will blow warm air, by that time the furnace shuts off as the rest of the house has warmed up. It’s a tremendous waste of energy and never works. The answer I most commonly hear from builders as to why they do this, “it’s the way we’ve always done it”.

So then, how do you fix it? It’s actually fairly simple. If it is a new build and the garage ceiling has not been put up, the subfloor and perimeter of the cavity can be spray foamed. If it is a home already finish then we can offer a process called a blow-in blanket. We remove a small section of the garage ceiling, directly below the bonus room (20”x20”). Once we have access to the cavity we will fill it completely full of chemical free insulation. By removing all the air and space the cold will no longer fill the cavity, your bonus room will be warm and your heating cost will go down!

‘First of Its Kind’ Project Using Hydrogen to Tackle Carbon Emissions in Homes Launches

The first pilot project in the UK to inject zero carbon hydrogen into a gas network to heat homes is now fully operational. 

HyDeploy is a concept designed by Keele University, Staffordshire, to help cut carbon emissions in homes, enabling the UK to meet its climate change obligations and ensure more energy efficient homes are developed. 

The £7m project, reported to be the first of its kind, could “pave the way to saving six million tonnes of carbon dioxide emissions across the country every year,” according to Keele University. 

HyDeploy will inject up to 20% (by volume) of hydrogen into Keele University’s existing natural gas network. This will feed 100 homes and 30 faculty buildings, and represents the highest hydrogen blend in Europe.

Hydrogen, when burned, creates heat without carbon dioxide. And with 83% of homes using gas for heat, the 20% volume blend means that homeowners can continue to use their gas supply as normal without the need to change their gas appliances. All the while homeowners will be cutting carbon emissions. 

Cutting Carbon: The Mission

The construction industry has been challenged to slash its carbon emissions and build more environmentally-friendly homes, and the carbon dioxide produced in the building of a home has a bearing on how green it is. 

Self builders, in particular, are discovering that building an eco home does not have to be prohibitively expensive, and making a home more sustainable and energy efficient can be associated with lower running costs.

The HyDeploy project reports that a hypothetical rollout of the 20% hydrogen blend was rolled out across the UK it could save around six million tonnes of carbon dioxide emissions each year. This is the equivalent of taking 2.5 millions cars off the road. 

Professor Mark Ormerod, deputy vice chancellor and provost at Keele University, said: “Sustainability and low carbon energy is a key overarching institutional priority for Keele University, and we are delighted to be a key partner in HyDeploy.

“HyDeploy is a pioneering landmark national demonstration project, using our campus as a genuine ‘living laboratory’ for low carbon and energy efficient technologies. HyDeploy has the potential to be hugely impactful and lead to a step change in the reduction of carbon emissions associated with heat.”

Renovating your home is a fun and exciting experience — especially if you have a decent sized budget and a team to help you. But, it can be easy to get carried away in the process and make choices that seemed reasonable at the moment, but that you’ll regret later. Some of the most common renovation mistakes are overspending, forgetting storage space, and following trends destined to become unpopular in just a few years’ time. Here’s how to avoid them.

Overspend

When remodeling or renovating, it can be easy to go down a rabbit trail and lose track of your initial goals. You may find yourself tens of thousands of dollars over budget with updates you hadn’t originally planned on.

To avoid this, focus on projects that add long-term utility to your home and increase its value. These may include adding additional storage (which we’ll discuss below), upgrading your kitchen, replacing flooring (like new carpet or fixing broken tile), or updating your bathroom. These projects provide immediate return on investment by both increasing your home’s value and providing a more enjoyable living space.

Before you start your renovation, create a list of all the items you will address in the renovation. Then, craft a reasonable budget and — because projects often cost more than anticipated — pad in an extra 20% just in case you need to deal with any surprises. Follow trends

Shag carpet. Wood paneling. Wallpaper borders. These past trends are cringeworthy, but at the time were all the rage. If you have these features in your home, consider slowly phasing them out.
