Custom Build Summit Announced to Help Accelerate Housing Delivery

Homebuilding & Renovating has launched the Custom Build Summit to help transform housing delivery in the custom build sector. 

The brand new professional-focused event will take place at the NEC, Birmingham, on Thursday 26 March 2020, featuring expert presentations, panel discussions and breakout sessions. 

The Custom Build Summit has been set up in partnership with the National Custom and Self Build Association (NaCSBA) to accelerate housing delivery through custom build. 

The event will bring together housing experts, policy makers and custom build professionals to review the challenges facing growth in the sector, and how these can be overcome.

Jason Orme, Content Director of Homebuilding & Renovating, said: “This Summit is all about putting the key stakeholders in this emerging industry together to find out the best ways forward, understand best practice and learn from others, as well as find out the very latest on government legislation, policies and insight.

“There has been a lot of talk about the growing importance of custom build to the wider housing sector and some significant progress too. But as the market matures it discovers new hurdles as well as opportunities.” 

Custom Build’s Growing Role

Custom build homes are facilitated in some way by a developer, enabling a more hands-off approach than a traditional self build, so could be a great option to help people get onto the property ladder. 

The custom build sector was last year recognised for its importance among small and medium-sized house builders, and is one of the ways that can help solve the housing shortage in the UK.

The Custom Build Summit will look to expand the influence of the custom build sector, unlock business growth in the housing sector, and create a framework to opening up custom build for more people.

Modular Housing Scheme Granted Approval in Merseyside

The first phase of a £55bn project, which will see 347 modular homes built in Wirral, has been approved.

This week, Wirral Council signed off on the project, a joint venture between Urban Splash and Peel L&P, and now the first 30 modular homes will be built at a new waterside neighbourhood called East Float at the heart of development site Wirral Waters.

All of the modular homes will be customisable by those moving in. They will then be manufactured off-site in the House by Urban Splash modular factory, and delivered to site upon completion.

According to Urban Splash, “[the project] will transform the neglected industrial site of Wirral Docks into a forward-looking urban village built around people and community”.

This first phase of homes was approved through Wirral Council’s delegated powers, which means they do not require sign off at planning committee. 

Richard Mawdsley, director of development at Peel L&P, said: “East Float will be a huge draw for those wanting to take advantage of the very latest in modular housing design.” 

Customisable Homes

Modular homes are prefabricated builds developed by package companies, or turnkey providers, away from the building site before being delivered to the intended site. 

They have become an increasingly popular option for self builders, enabling faster on-site process, and the modular homes market is set to expand over the next six years

In 2019, Andrew Lloyd Webber joined the self build revolution when he completed a five-bedroom modular build in his Hampshire estate. 

Urban Splash said that “The first launch of homes at East Float will be announced soon”, adding that the area could become an “internationally-recognised waterside residential quarter for families, individuals and couples alike”.

5 Home Cleaning Tips for Winter

Whether you’re still picking up pine needles and tinsel from the holidays, or just bored from being cooped up inside all winter long, you may want to consider a mid-winter deep clean of your home. Not only will it feel good to clean up the space, but it’ll help get rid of some of the wintertime germs that may be trapped and floating around your home.

Here are a few ways to keep your home tidy and germ-free throughout the winter this year. 


5 Home Cleaning Tips for Your Mid-Winter Deep Clean


1. Change your air filters

If you haven’t changed your HVAC air filters in the last three months, now’s the time to do it. If you don’t, your system will be sending dust and grime back out into the air you breathe in all winter long.

If your filters are in great shape but the house just isn’t staying warm, try sealing up windows with caulk or weather stripping to trap warm air inside.


2. Disinfect carpets

Steam cleaning your carpets can help you stay healthy through the winter and extend the life of your carpet as well. You can rent a steam cleaner at your local hardware store for around $30.

And don’t worry about opening the windows afterward – because your home’s air is warmer and usually drier in the wintertime, the moisture from your cleaned carpets will dissipate more easily into the air. With the help of a fan or two in the room, you won’t have to worry about mildew developing. 


3. Wipe down furniture

Keep winter germs off your couch, coffee table, and other furniture with a quick wipe down.

Leather furniture can be vacuumed with a soft brush attachment and then wiped down with a damp cloth using an equal-parts mixture of water and white vinegar.

Wood furniture or ceiling fans can be wiped down using a two-to-one mixture of water and white vinegar (a few drops of dish soap can be added if needed).


4. De-grease the oven

If your oven got a lot of use over the holidays, there may be grease or burnt food on the inside. Give it a thorough cleaning to keep it working properly and safely.

Cleaning your oven can prevent fire hazards and make your oven work better. Most ovens come with a self-cleaning feature, but you can also scrub your oven down with different mixtures.


5. Sweep the chimney

There are over 25,000 chimney fires per year in the United States, with the majority being caused by a build up of creosote over the years. That’s why cleaning your fireplace chimney is a must to keep your home safe this winter.

40 Retrospective Planning Applications Made Each Day, Data Shows

40 retrospective planning applications are made every day for building work that has already been completed, it has been revealed, raising concerns about the current state of the development process. 

Around 40,000 retrospective planning applications have been filed in the last three years, as reported by Churchill Home Insurance following a Freedom of Information request. 

During this time, one in eight applications (4,758) were rejected by local authority planning officers. 

Home extensions are the most popular reasons for seeking retrospective planning permission, with homeowners increasingly choosing to expand their homes to make the most of space and accommodate growing family sizes, rather than move house.

But homeowners risk being forced to demolish their extensions or, in some cases, their entire houses should their retrospective applications be rejected by the local authority. 

Pritpal Powar, Head of Churchill home insurance, said: “Before beginning any development, we encourage people to check whether they need planning permission and if they do, to wait until this has been granted before starting work.

“It is also important for householders to advise their insurance provider on any works they are planning, to ensure they have the correct cover in place for their property.”

Why are Applications Rejected?

Almost a third of applications (28%) were rejected because the development was deemed to be out of character, while 10% of rejections were attributed to loss of privacy, and 5% cited overdevelopment. 

Single-storey extensions (2,218 applications) were the most commonly rejected applications in the last three years, followed by 459 rejections for two-storey extensions and 424 rejections for loft conversions. 

However, Jason Orme, Content Director at Homebuilding & Renovating, insists that while applying for retrospective planning approval is far from ideal, it’s not a death knell for your project. 

Orme said:Clearly if you’re at the stage of needing to apply for retrospective planning approval on building work you’ve already completed it’s a failure of the development process – in other words, you wouldn’t start from here. 

“However given that the majority of retrospective planning applications are approved, then you should be able to sleep a bit easier. Essentially, it’s simple – if the project would have been granted approval when it was built, then it should be granted approval retrospectively. So there isn’t necessarily an inbuilt bias against applying retrospectively but clearly you have no room for manoeuvre when it comes to detailed issues such as ridge height, proximity to highways and so on.

“If you do need to apply for retrospective planning approval, you’re best placed with the best advice, which always means using a planning consultant, rather than an architect, to help you with the application.”

This can cause the bottom of the tank to leak or even come off if it’s not caught quickly. If your tank is showing signs of wear and leakage at the bottom, or it’s more than 10 years old, it might be time to replace it.

Scotland Makes Energy Efficiency Pledge for New Homes by 2024

All new homes in Scotland will use renewable or low carbon heating from 2024, the Scottish government has announced. 

The initiative will run alongside a £30m investment from the Scottish government into renewable heat projects designed to increase energy efficiency in homes. 

These renewable and low carbon heating systems will also be phased in for non-domestic buildings, once consent has been given to build them, from 2024.

Energy minister Paul Wheelhouse said: “It’s becoming increasingly clear that the pace of decarbonising Scotland’s domestic and non-domestic buildings has to increase significantly to achieve those aims, and emissions from our buildings will have to fall close to zero.

“We will ensure that new homes and buildings across Scotland meet the challenge of the climate emergency, combining the action we need to take on climate change with our ambition to provide affordable, warm homes.”

Tackling Climate Change

One of the standout benefits of taking on a self build project is that it provides the opportunity to build a more sustainable and energy efficient home, which can be associated with lower running costs. 

Building more environmentally-friendly homes is a challenge for the construction industry, and reducing the carbon dioxide produced in the building of a home is an important marker of how green a home is. 

The Scottish government hopes this new standard for home energy efficiency will help tackle climate change as well as eradicate fuel poverty. 

Homeowners in Scotland will also be supported to make their homes warmer and cheaper to heat. The Scottish government revealed that it is currently seeking views from homeowners to introduce a standard of what this legislation may look like, and how it can best help people to meet it. 

Scotland has set the challenge of reaching ‘net zero’ emissions by 2045, and also wants to achieve a 75% reduction in emissions by 2030.
