How to plan out your dream garage

Nowadays, garages are used for so much more than just a place to park our cars. Garages often double as workshops, storage, and sometimes even an area to gather with friends. With so many ways to use a garage, it’s essential to plan the perfect design to suit your lifestyle.

Red Tree Construction Services in Edmonton is a full-scale home renovation and construction company, specializing in interior renovations, electrical services, and garage building. Here they share some tips when it comes to planning out your dream garage:

Raise the doors

Standard garage doors are built to be 7-ft. tall, which will suit most sized cars just fine. However, if you plan to load things onto your car like a canoe or have a higher vehicle, you’ll need more height. Taller doors (8-ft.) will bring up the ceiling and walls in your garage, creating more room overall. You’ll appreciate that extra space for maneuvering around or can use it for storage.

Install heating and AC

Garages get cold during the winter, especially with hard concrete floors. Insulation can help keep the cold out, and that will suffice if you use your garage for parking vehicles and storage. However, if your garage is a workshop, you’ll want more warmth. Likewise, in the summer, when things start heating up, you’ll want a garage that doesn’t turn into a sauna. Pre-planning to have a good heating and cooling system will make it much more enjoyable and easier to work. Read more garage workshop ideas

Add a second floor

Garages can double in their uses more than just the main floor. Adding a second floor to your garage means you can turn it into a quiet office, a little suite, a workshop, or storage. The new space also means using your garage to store your car without losing any room or function. It’s also a great solution for more space if you can’t add another floor to your home or don’t have the space for a double garage.

Some homeowners choose to use this space as a legal garage suite. A garage suite can provide privacy and dependence for multi-generational families that live together. It can also provide a steady revenue stream if you rent it out to tenants.

Drive through garage

Unlike most standard designs, garages don’t just have to be a one-way entrance. A drive-through design is perfect if you own a boat or plan to bring materials into your backyard. It’s even a great way to allow air to flow freely through the garage, especially in the summer if you use the garage as a workshop. Keep in mind a drive-through garage will only work on some properties. It depends on the space, property lines, and zoning bylaws. Determining that is something Red Tree Construction Services can help you with.

6 Types of Home Additions In Canada [Guide 2022]

If you or your family have outgrown your current home, don’t start thinking about selling just yet. If you love your home and location, a great alternative is to build an addition. Home additions let you add square footage to your current house and customize it to whatever your needs may be. Whether a new sunroom, bathroom, kitchen expansion, mudroom, or something else, there are plenty of home addition options to choose from.

To help decide if a home addition is a right choice for your home, take a look at this guide for all you need to know. From types of additions, costs, ideas, and tips, you’ll be able to make the right choice for your home and family.

A question of value

The main thing to remember with any addition is not to think about it solely for the value boost to your home. Renovations generally always boost home value, but additions have a bigger focus on lifestyle value. If your home doesn’t suit your current needs, then base the addition around what is lacking. It may be a home office to free up commuting to work or a new bedroom for a growing family or visiting relatives.

Additions can also add value to a home, but they have to fit the house’s needs. For example, if there is only one bathroom, a bathroom addition can add great value. It’s also recommended to talk to a real estate agent for some advice before you do. They’ll know what is popular in your area or what other houses have that yours is lacking. With their help, you’ll be able to build an addition that is guaranteed to add value and attract buyers.

The great thing about house additions is that there are several different options that you can choose from. Depending on the type of home you own and your needs, there are a few choices. Keep in mind that the costs for each will also vary depending on the style, size, and any additional features.

Bump-out

These are ideal if you need a little more space, but without the want for an entirely new room or addition. Bump-outs are generally done to make a kitchen larger, add a breakfast nook, or add more space to a bedroom or living room. The outcome is more square footage, but it works within your home’s existing space and layout. It can even be done on a master bathroom to expand the room into a real luxury spa space. Bump-outs are also one of the more cost-effective choices for additions, so if budgets are a factor, this is a perfect solution.

Second story

It may sound like a much bigger time and cost investment to build a whole new level, but there are benefits to it. The addition will essentially double the current square footage of your home and open up many new room possibilities. For single-story homes, building up is the best way to increase that space. It also doesn’t take away from any yard space, so you can still benefit from the best of both indoor and outdoor living. Plus, if you can add a second story and continue living in your same home and neighbourhood, then the payback is well worthwhile.

Sunroom

Modern sunrooms are a great choice because they can be completely diverse in their design. They offer all the benefits of more square footage, while also bringing the outdoors closer. Sunrooms can be built as either year-round with a heater for winter use or as a three-season, which removes any winter use. With the added features that sunrooms also now offer, they can even be alternatives to a bump-out or full-scale addition to houses. For example, sunrooms can be outfitted with HVAC systems and electricity, much like any other room. You can use one as a new gym room, kids play area, or living and dining room. They also come as prefabrication designs or left as a custom build for a unique layout and design.

Garage

If your home is missing a garage, then this is a perfect style of addition to consider. While not a traditional living space per se, garages are just as multi-use in their design. They can double as a workshop, added storage, or be transformed into a detached garage suite. That can then be rented for added income or as a place for aging parents to move in and be closer to home. Garages also open the possibility of adding a new room above the garage for a double addition. It’s the perfect place to add a bedroom or bonus room for a variety of different uses.

Basement addition

As with a second story, basement additions are one of the more involved projects. That said, the potential they provide and the value a basement adds can make it worthwhile. Adding a new basement involves “house lifting,” where the soil beneath the house is dug out to accommodate the new space. That said, this type of addition is a rarer choice and naturally much more expensive than other additions. Like a second story addition, talk to a real estate agent before you choose a basement addition. They’ll let you know if the added value is worthwhile or whether a different type of addition would be more beneficial instead.

Bathroom addition

If you want another bathroom, a contractor can help determine if you have the space to do it somewhere in your home without having to add to the footprint of the house. Common places for bathroom additions are in the basement or attached to the master bedroom if it doesn’t have an ensuite already. Sometimes sacrificing closet space or storage space is all that is required for a simple bathroom addition.

Cost breakdown

The cost of an addition is broken down based on several different factors and considerations. While there is an average estimate, the room size, materials, labour, and type of addition will affect specific costs. The recouped value will also vary, so the most accurate way to get an estimate is to speak with a professional. They’ll assess your home, your location, and the type of house addition you have in mind. Otherwise, these costs will give a rough estimate so you can start planning what addition fits into your budget.

These price figures are taken from HomeAdvisor reports for different home addition projects.

Low- to high-end addition: $5,500 – $139,800

Typical range for an addition: $21,295 – $70,852

Average cost: $45,830

The materials and included features, such as a high-end kitchen, luxury countertops, or real hardwood, will also affect the price. Costs will always vary between projects, so it’s important to factor that in on top of a general budget. A more accurate estimate, however, is to calculate based on square footage. That will help to decide how big or small to build an addition and give you a good price range to plan around.

The average cost for common square footage additions:

200 square feet (single car garage space): $11,520 – $28,800

400 square feet (average room addition size): $32,000 – $80,000

600-1000 square feet (first floor addition with multiple rooms): $48,000 – $200,000

Cost breakdown per addition

Between specific home additions themselves, the costs are further broken down. A second story or basement addition, for example, will cost much more than an average addition. These figures taken from HomeAdvisor are split between room additions, new levels, and other additions.

Room additions

Bedroom (per square foot): $80 – $200

Bathroom: $25,000 – $75,000

*Sunroom: $20,000 – $70,000

Master bedroom suite (including bathroom): $59,400 – $96,500

*Sunroom costs largely vary depending on whether it is a four-season or three-season room. Four-season will naturally cost more where heating and electricity are necessary. Prefabricated sunrooms tend to cost less, so you can expect around $11,000 per 150 square feet.

New level: above ground and below

Basement (finishing an empty basement): $24,000 – $46,000

Adding a basement: $30,000 – $70,000 (may run upwards of $100,000)

*Second Story (per square foot): $100 – $300

*A second story will vary depending on the number of rooms added the size, and quality of materials. The complexity as well, such as whether separate HVAC must be installed or new plumbing, will play a role. Like luxury flooring or hiring professional help to paint and move in appliances, the type of materials also affect the final cost depending on what the second floor includes. For that reason, it may cost upwards of $500 per square foot for a second story.

Other types of additions

*Garage: $16,808 – $38,859

Garage suite: $100,000+

Bump-Out: vary on the type of house, location, and size of the bump-out

*Depending on whether you need a one, two, or three-car garage, the price will range accordingly. Three car garages range upwards of $57,000, while a single car garage ranges from $10,500 – $27,000. Remember that even a single car garage will cost closer to the higher end price range with separate heating, insulation, or electricity. Keep in mind as well that a detached garage costs more to build than an attached.

Recoup value

As mentioned before, house extensions can recoup some of the costs and boost your home’s overall value. The important thing to remember is that you want your new addition to suit your needs but also fit into the neighbourhood. Talking to a real estate agent or a general contractor that specializes in major home renovations is the best way to do that, as they’ll know the area and what stands out or appeals to buyers. If your home is lacking in any way, they’ll have the right suggestions for what addition to consider. From there, a general contractor can help plan the right budget and building plans.

Finding the right contractor

Home additions are not a recommended DIY project. With all the involved work, legalities, and details, it’s best to leave it to a professional general contractor. They’ll know what permits to apply for and what subcontractors are needed for any plumbing or electrical work. Any planning and design ideas can also be run past them to get some professional opinions and suggestions. With years of experience, they’ll notice details that an untrained eye may miss or not consider. A general contractor is also responsible for their subcontractors, so there’s no stress on your end to manage the work.

Depending on the scale of work, it may also be a good idea to hire an architect for a completely detailed blueprint of the addition. They even can help choose the right materials so that the quality of your addition is guaranteed from the start. Most importantly, they’ll ensure there are no design errors that could set back a project or result in additional unexpected costs.

Get multiple estimates

Don’t just start with one contractor and one estimate and then start building. Comparing estimates is the best way to find the right price for your house extension and your budget. Don’t always go for the lowest price either, especially when investing in someone a bit more expensive may pay off in the long run. Make sure that any estimates you do get are written down and dated, and say how long those estimates are valid. That way, you know how much time you have to look for the right contractor, and you have a guaranteed price range once you do.

Ask lots of questions

Remember that this is your home, and the addition will be lived in by you for many more years. If you have questions or doubts, don’t hold back on asking them. Instead, ask lots of questions. The more informed you are about the situation, the less risk there is of something going wrong or a design not being met. You’ll also be closer to your contractor, which will make that working relationship much easier. Find out things like how many subcontractors will be in your home, how long the work will take, and how you can reach your contractor and vice versa. Open, clear communication will make any additions to houses that much easier. It’ll also mean that any unexpected issues that do come up will be handled right away and without any panic.

Warning signs

Another thing to be aware of is any warning signs that your contractor candidate isn’t the right choice. Additions are big investments as is, so you don’t want to waste even more time and money on a bad contractor. Permits are always necessary for new additions, but your contractor should be the one to handle getting the right ones. If they ask you to sign or apply for permits, that is a warning that shouldn’t be ignored. Another sign is if they only accept cash, which may mean they are skirting taxes and may not be a registered business.

Always get a written contract as well, and never work off verbal agreements alone. Any changes, additions to the work, or otherwise, should also always be documented in some form. This will not only prevent, “he said, she said” scenarios, it creates a physical paper trail for future payments.

Another warning sign is if they ask for payment upfront, instead of at the end of the project. The only initial payment that should be made is a down payment that covers up to 20% of the house addition. Otherwise, you risk the age-old problem of paying for the entire project only to lose your contractor before the work begins.

The Ultimate Outdoor Patio Guide for Summer BBQs

Do you have an outdoor space where you can barbeque and entertain guests? Here are some ways you can create the perfect outdoor patio area in your backyard.

Patios

An outdoor patio is a convenient way to create an outdoor lounge. Patios can only be installed on flat terrain and provide a space where you can take the comforts of the inside, and outside. Other outdoor lounge spaces can be found on decks or porches, as well. Patios can be crafted from cement, stone, tiles, and pavers. Set out furniture, décor, lighting, and more to create the perfect place to enjoy the view, cookout, and more.

Patio Location

An important thing to consider is where will you install your outdoor patio? If you plan on cooking out on the grill or using the space for dinner, it might be best to keep it close to home in case you forget the plates or any utensils while cooking and eating. Sliding doors can be installed as the entrance into your home for a seamless inside-outside transition. Build your patio away from the house to create the perfect little getaway from home.

Furniture and Structures

As you decorate your patio, be sure to use furniture and items that can withstand the weather such as plastic, stainless steel, or treated wood. For pillows, lounge items, and more, keep storage such as benches with storage, or little plastic sheds nearby to keep them in when the weather turns sour.

Create an outdoor lounge in your backyard for you and your family to enjoy. An outdoor patio can be created almost anywhere and can be brought to life with pergola structures, drapes, lights, furniture, plants, and more. Make it yours and see what you can create.

4 strategies for a well-designed kitchen

The kitchen is where meals are prepared, coffee is made, parties are hosted, and families gather – it needs to be a welcoming place. But, it also needs to be a highly-functional space. Therefore, when you set out on your kitchen remodel, consider implementing the following strategies for a well-designed kitchen that can support life’s many activities.

Artisan Kitchens & Renovations Inc in Calgary offer beautiful and functional kitchen renovations. Here they share four strategies for a well-designed kitchen.

1. Make the layout functional

Above all, you need a layout that works for you. You should be able to prepare food, cook, make coffee, and perform other kitchen tasks easily and efficiently. Part of this requires designing for the working triangle (also known as the golden triangle). It should be easy to get between the fridge, sink, and stove. Furthermore, implement a layout that works with the shape of your kitchen. This allows you to get the most counter space and cabinet storage out of your unique space.

2. Consider the flow of foot traffic

As mentioned, if there is one essential element of kitchen design, it is the working triangle. The ease with which you move from fridge to sink and from sink to stove can make or break your kitchen. Foot traffic should flow through your kitchen. You should not feel restricted or blocked, by an open fridge door, for example, while trying to get around. This also means walkways should be wide enough for you and guests to quickly move through the space. Furthermore, it’s helpful to separate workstations from socializing areas. That way, supervisors won’t get in the way of the chef! A kitchen island is an excellent way of achieving this.

3. Customise your island

Is your island another food preparation station, a study area, or a place for socializing? Will you be eating on the island? Or is it the ideal spot for the kitchen sink? Answering these questions will help determine the function of your kitchen island. The function then guides design elements such as the amount of counter space, storage, and lighting. Learn more about correctly sizing your kitchen island.

4. Prioritise counter space

Insufficient counter space can turn meal prep into a nightmare. If a lot of cooking goes on in your kitchen, opt for extra counter space if possible. However, if microwave dinners or take-out are more your things, less counter space might be acceptable. That being said, your kitchen should also be able to grow with you through different stages of life. So, it’s a good idea to always include more counter space than you think you need.

Signs you need to schedule professional gutter cleaning

It’s easy to forget about your gutters throughout the year, but when was the last time they were cleaned? If you don’t have an answer, it’s a good sign that it’s already been too long. Gutter cleaning is essential in keeping your home safe and your gutters intact.

The Gutter Doctor in Calgary is a professional home exterior services provider. They share some clear signs that your gutters need professional cleaning.

The fascia boards are stained

Look at your fascia boards and check if there is any water staining on them. When gutters become clogged, the water can’t drain out properly, leading to dirty water mucking up the boards. The clog can lead to mildew and even mould if left alone. Before that happens, call a professional to clear and clean your gutters.

The gutters are sagging

Does it look like your gutters are visibly sagging against the roof? That’s a tell-tale sign there’s too much weight in the gutter. The main risk is that the eavestroughs eventually fail and break free from the roof. The cost of repairs to the roof and getting new eavestroughs is more than just cleaning it. If the issue is from leaves constantly clogging the gutter, consider installing a gutter screen. These help stop leaves from getting in and reduce the maintenance needed overall.

Overflowing gutters

If water starts to flood out over the gutters, it’s either from a clog or because the downspouts aren’t the right fit. Clogs can also happen in the downspout, so it’s worth having a professional assess your gutter system. Assessing the needs of your home and gutter helps improve your gutter system overall. As a result, there will be fewer clogs, fewer repairs and no more overflowing water that can cause damage to your landscape.

Insects have made a home

Standing water is an ideal, moist environment for moss to settle in and grow. Not only can that moss cause damage to your home, but it also invites critters and animals to settle in. Call a professional if you notice birds or insects buzzing around your gutters. Standing water can easily go unnoticed; the longer it sits, the worse the problem becomes.

Winter ice dams

While ice dams are not caused by clogged gutter issues, they are still something you should watch out for. They’re caused by inadequate attic ventilation, and the ice buildup can damage your roof and gutters if not remedied. If you’ve tried upgrading your attic insulation and ventilation, and the problem persists, you can try to install zig-zagging heat cables. The heat cables can help decrease snow and ice build-up along the edge of your roof.

Eavestroughs in Calgary

For over 20 years, The Gutter Doctor has provided quality services and exterior home support. With 50,000 projects under their belts, you can rest assured their team can handle your home project. You know who to call for gutter cleaning, repairs, installations or replacements.

3 Most Common Asbestos Materials in a Home Renovation

Blog submitted by Eco Abate Inc. in Calgary

When starting renovations, identifying all materials that may be asbestos-containing is essential to uphold the safety of occupants and workers. Many are informed that insulation contains asbestos but are unaware of the many other materials that do too. This includes drywall joint compound, sheet flooring, and ceiling texture.

If you suspect you have asbestos-containing material in your home, call Eco Abate for professional asbestos testing in Calgary.

Drywall Joint Compound

When cutting or demolishing any drywall, you will likely come across a drywall joint compound. A joint compound is used to cover screws on a drywall board and is also found in seams, corners, and ceilings.

Joint compound, or drywall mud, is present in over 50% of residences, making it one of the most common asbestos-containing materials used in home building and many contractors are unaware of the hazard. Non-asbestos-containing joint compound is still used in homes today, making testing for this material very difficult. It’s very common to find walls with both non-asbestos and asbestos-containing joint compounds which is why a professional testing consultant must take a minimum of 3 to 7 samples.

Drywall joint compound can contain anywhere between 1% to 3% chrysotile asbestos and although this may appear low, any disturbance of this material will create hazardous airborne fibers.

Sheet Flooring

Flooring comes in various forms, and many have the potential to release asbestos fibers into the air. Sheet and vinyl flooring with a paper backing is the most hazardous containing 15% to 60% asbestos. Breaking of the paper layer releases these fibers into the air quickly making it a significant risk for workers. Because of this, the removal of sheet or vinyl flooring is a high-risk activity. Flooring can be especially tricky when it’s been covered with additional layers of other materials. It’s essential to look for a second or even third layer of flooring within the renovation scope.

Ceiling Texture

Ceiling texture which is commonly referred to as popcorn ceiling or stipple, typically contains an asbestos component. Textured ceilings can be anywhere from 1% to 5% asbestos and removal can be especially dangerous. Scraping of ceiling texture creates an abundance of airborne fibers that fall into the worker’s breathing space making it a high-risk activity. Analysis of ceiling texture and asbestos testing in Calgary can be performed quickly and at minimal cost to homeowners and contractors.

Conclusion

Before beginning a renovation, it’s crucial to have testing done by a professional environmental consulting company. It can be challenging to navigate conflicting opinions from inspectors, realtors, or contractors so it’s best to always talk to a company that specializes in asbestos analysis.

The Difference between Stock, Semi-Custom, and Custom Cabinets

Fresh cabinets are an essential part of every kitchen remodel. And since your cabinets play a vital role in your kitchen’s interior design and functionality, choosing cabinets is a big decision! There are several cabinet options available depending on your needs and budget. But how do you choose between stock, semi-custom, and custom cabinets?

Cupboards Express by Delton in Edmonton offers a wide range of cabinet solutions for your kitchen renovation. Here, they explain the differences between stock, semi-custom, and custom cabinets.

Stock Cabinets

With stock cabinets, what you see is what you get. They are ready-made, pre-manufactured cabinets with zero customization. Stock cabinets also tend to come in set sizes. As a result, you must pick suitable cabinets that are already the correct dimensions for your kitchen. There is no possibility of customizing the cabinets to fit your space.

Stock cabinets are also modular. Depending on the manufacturer, the selection of styles, shapes, colours, and wood types may be limited. However, stock cabinets are highly affordable and available much faster than custom options.

Semi-Custom Cabinets

As the name suggests, semi-custom cabinets are stock cabinets with limited customizable options. They still come in standard sizes; however, you have some flexibility to resize certain dimensions. You can also change detailing options and design features, such as choosing a different door style or finish.

Semi-custom cabinets are a nice middle-ground between stock and fully custom as far as price goes. The price tag is lower than with custom, but you benefit from customizable sizes, which can be a huge asset during a kitchen remodel. One thing to remember with semi-custom cabinets is that if you’re ordering a lot of modifications, it might make more sense economically to go fully custom.

Custom Cabinets

Everything is up to you when you choose custom cabinets. The sizing, material, construction, finish, and the colour is tailored to your preferences. Consequently, you aren’t limited by small selections or left to decide between various sub-par materials. Additionally, an odd-shaped kitchen is no longer a problem. Custom cabinets are built to fit any space perfectly.

With custom cabinets, you get the perfect product for your kitchen. That being said, they are the most expensive cabinet option. It takes time to manufacture custom cabinets, meaning you have to wait for them to be built and delivered.

Cabinets in Edmonton

Cupboards Express by Delton provides cabinet solutions for homeowners in Edmonton. Their fully assembled line of kitchen, bathroom, and closet cabinets come in over 1000 different styles and they’re available in just two weeks. In addition, Cupboards Express offers custom cabinetry tailored to suit your needs.

You want a general contractor Calgary that will be open and honest with you.  They need to be able to keep you up to date with the goings-on of your renovation.  For example, if there is an issue getting your cabinets in for your kitchen, they should be involving you in this so that the decisions that are made are not a surprise to you in the end.

Communication

Make sure that your contractor is always communicating with you during all aspects of your renovation.  You don’t want surprises regarding the timing, materials and the all-around plan for your renovation.  That can be frustrating when your contractor isn’t keeping you in the loop. Make sure that when something comes up that they are relaying everything to you during your renovations. Calgary homeowners should feel that they can always reach their general contractor.

Trustworthy

It’s your home, you need to be comfortable with who is in it.  Do your research, just because they are the cheapest option does NOT mean they are going to be your best one.  You have the right to ask for references and make sure you can look back on previous jobs to see their quality.  You also have lots of resources, such as RenovationFind, which can help you with the vetting process to help you find someone you can trust with your ideas and who is properly credited.

Renovation by Cleland Contracting Inc.

As much as all of the above is important when choosing your contractor, the most important thing is you feel comfortable with who you pick, and they are listening to your thoughts and explaining why or why not they would work for your renovation. Remember, it’s your home, and you must live with the final product.
